
If you are the landlord of a home
with gas appliances in it, it is a legal requirement that you ensure that there
is a current Gas Safety Certificate for each one. This is not the
responsibility of the tenant, although I usually do liaise with them to arrange
a mutually convenient time to visit and check things over.
A gas appliance can have a lot of
errors in its works that don’t obviously affect its working capacity and yet
can leave it very dangerous. Not only could it explode – and a gas explosion
can be very serious indeed – but it could also cause the build-up of lethal
carbon monoxide gas. A simple check to make sure that the gas is burning
cleanly at the right pressure and that there are no blocked jets or similar
problems will result in peace of mind all round.
I will tell the landlord of any
problems, but as a rule it is a simple matter of forwarding the invoice to them
and issuing the certificate on each appliance to the tenant. If you want to
