Landlord gas safety certificates CP12 – Brighton



There is no denying the importance of this safety check. A dangerous gas appliance can be lethal, so you need a conscientious qualified plumber like me.

If you are the landlord of a home with gas appliances in it, it is a legal requirement that you ensure that there is a current Gas Safety Certificate for each one. This is not the responsibility of the tenant, although I usually do liaise with them to arrange a mutually convenient time to visit and check things over.

A gas appliance can have a lot of errors in its works that don’t obviously affect its working capacity and yet can leave it very dangerous. Not only could it explode – and a gas explosion can be very serious indeed – but it could also cause the build-up of lethal carbon monoxide gas. A simple check to make sure that the gas is burning cleanly at the right pressure and that there are no blocked jets or similar problems will result in peace of mind all round.
